What is FEMA?
FEMA is the Ferderal Emergency Management Agency whose primary purpose is to coordinate the response to disasters that occurs in the US that overwhelms local and state resources. They also provide guidelines on disaster recovery efforts and assessments on which geographic areas may be at risk from natural disasters.
What is a Flood Map?
Flood mapping is essential for land use in flood-prone areas. With help from local geologist to map an area out, these maps helps identify areas that are at risk of flooding. As a home buyer, it is important to take this into consideration. Some home loans require you to purchase flood insurance if you are located in a flood zone. When purchasing a home, this is usually included in the Natural Hazards Disclosure.
Flood Insurance?
Flood insurance usually includes electrical and plumbing systems, heat and sump pumps, built-in appliances such as dishwashers, permanent carpeting and more. Check your specific policy for details. Flood Insurance generally only covers up to $250,000. Any greater and the owner is responsible for the difference. If you are doing or planning a large remodel of your home, the local municipality may require you to raise the property above the flood line. You can get an Elevation Certificate by raising the house. If you do, there is a possibility that you may be able to avoid having to get flood insurance.
