    Up Up and Away!

    Across the county, single-family homes continue their appreciation, jumping to a median sales price (MSP) of  $1,420,000 in May. This is a 23.57% increase since May of 2015. This MSP does vary depending on where in Marin the home is located. The price gap between Southern and Northern Marin ranges from a low of $600,000 to almost $1,000,000.

    One interesting and potentially profitable feature of Marin real estate is the gap between condos and single-family homes: on average, Marin single-family homes sell for almost 50% more than their condominiums counterparts. In San Francisco this gap is only 30% and throughout California it’s an even narrower 23%. This difference between Marin and the rest of California could mean that there is more appreciation in the future of Marin County condos.


    In Marin, seasonality plays a critical role in the real estate market. Over the last three years, May had the highest MSP for single-family homes. Condos follow a slightly different trend: while spring generally enjoys the highest prices, no one month stands out.

    By tracing the new listings of single-family homes, we can see that spring has the highest surge of new listings. The winter months, by comparison, produce about two thirds fewer listings. That said, in the winter, the number of pending sales actually exceeds the number of new listings. Apparently, winter does not slow demand.
