    To clearly understand any market, it is important to know its context. This month, we are starting with a wide view of the county and then narrowing in to the different areas within the Marin market. By examining the trends month-by-month we are also able to see more variation than a quarterly or annual chart would show.

    Marin County

    Comparing July of 2016 to July of 2018, we can see that single-family homes continue to appreciate, rising to a median sales price (MSP) of $1,325,000. This is an 11.72% increase. Condos, which tend toward dramatic ups and downs have actually dropped by 4.88% in that same time period. We believe that this is an of-the-moment trend and by the end of the year appreciation will be in the positive column once again.

    Over the last three years, Single-family homes in Sausalito and Tiburon have enjoyed the most appreciation in the immediate area. These cities also represent some of the most expensive properties. This contrasts San Francisco, where properties in the less expensive districts have out-performed the more expensive districts over the last twelve months.

    The Two Marins

    Single-family homes in Southern Marin and Northern Marin have appreciated at almost the same rate over the last two years (Southern marin appreciated at 17% and Northern Marin at 17.9%). However, the two Marins behave slightly differently. Northern Marin continues to appreciate slowly and steadily. Southern Marin’s appreciation, on the other hand, has experienced more peaks and valleys over the years. The two areas also maintain a large gap between the respective price of single-family homes. The difference ranges from a low of $637,000 to a high of almost $1,100,000.

    Within the larger context of national appreciation, Marin continues to be a reliable market. All we need now is a few more listings to meet the consistent demand for Marin’s temperate weather and gorgeous vistas.
