The last two years we have seen the Marin real estate market return to its seasonal fluctuations. In examining the median sales price of single family homes over the past two years, we can see that prices dip in winter and surge in spring. My experience and what data substantiates is that the spring surge falls off end of June beginning of July and that there is another surge running through September and October with sales prices dipping again coming up on Thanksgiving. I expect that we will see things begin the pick up again with many folks back from vacation, after Labor Day weekend. Many agents will wait to put their listings on until after the Labor Day weekend to catch the increased traffic to their listings.
