    The Sky’s the Limit
    There’s nothing like a pandemic to convince City dwellers of what Marin-ites have known for decades: life is good on the other side of the Golden Gate.

    The Marin market is taking off. Multiple bids are the new normal as SF transplants cross the bridge and aggressively overbid desirable homes. Inventory continues to hover around 1 months supply of inventory (MSI), and, for the second month in a row, almost 50% of all active listings of single family homes were sold. This is an incredibly high absorption rate, one which we would typically see only around December or January when inventory is very low (around the new year, people pull homes off the market for the holidays). To see an absorption rate this high during a “normal” selling month is almost unheard of.

    Commute, What Commute?
    Towns like San Anselmo and Fairfax are experiencing a renaissance in the age of work from home. (They have always been cool places to live, but the long commute into SF used to make them less popular.) MSP for single family homes has jumped up 19.7% compared to August 2019.

    This fervor isn’t just for affordable homes. Luxury properties are also flying off the shelves.
    There were 37 properties over $3M sold in June, 47 in July, and 48 in August, which is 2-3 times the normal amount. After all, Marin has great weather, beautiful natural landscapes, great schools, and properties with amenities like pools and guest houses. What wealthy person wouldn’t want to shelter in place in Marin?!
