    The Big Bounce Back
    Phenomenally, all of the statistics—median sales price, days on market, percent of list price received, and more—are outperforming pre-pandemic times. All, except inventory; the number of units for sale
    is actually down.

    Last month, we talked about an emerging sellers market in Marin. That market has increased with a vigor; as a result, the median sales price (MSP) is holding strong. If we examine only June sales, despite
    lower inventory than June 2019, June 2020 has had more sales in all 10 of Marin county’s main cities. The number of days on market has also been steadily decreasing. Faster sales mean more pressure for
    buyers to make a decision as well as incentive for them to craft enticing offers.

    A Closer Look at Condos
    Condos in particular have taken a leap in MSP. This quarter, they reached an all time high of $716K. Perhaps the city dwellers relocating from San Francisco to Marin are accustomed to condo living. Marin
    condos often provide more space, particularly outdoor space, than that of their San Francisco counterparts. The lower price point could also be enticing to first time buyers who are unable to buy in San

    Moving Forward
    Based on the current market, many would say that Marin has already made a full recovery from the effects of the Pandemic. We will keep watching that lowered inventory. It may be a sign that potential
    sellers are committed to sheltering in place right where they are. Or, perhaps they are watching the prices rise and waiting for the right time to join the party.
