2020 has been a strange year to say the least. As it comes to a close, the Marin real estate market is a bright spot in a troubling time.

Condos
As we pause to celebrate and reflect, winter always brings a dip in the real estate market. Though 2020 hit us hard in many other ways, there was less than a 1% difference in the median sales price (MSP) of condos in November 2020 over November 2019.

If we take a look at inventory, we find even more good news. Months supply of inventory (MSI) is at its lowest level in years; at 1.6 months, it is down 20% from this time last year. The number of condos under contract is also impressive with 55 condos under contract this November compared to 38 in November, 2019 (a 50% increase). As a result, the number of days on market (DOM) has dropped from 60 days in November 2019 to 41 days in November 2020 (a 26% decrease).

All of this indicates that the condo market is competitive for buyers. With a limited supply and continued demand, now is a great time to consider selling.

Single Family Homes
Single family homes are still a coveted prize. They actually experienced an increase in MSP from $1.3 Million in November, 2019 to $1.5 Million in November, 2020. That’s an 18% increase year over year!

In that same timeframe, MSI dropped from 1.9 months to 1.1 months (a 59% decrease). With 216 properties in contract in November, 2020 compared to 158 properties in contract in November, 2019 (a 64% increase), single family homes have shown that they still reign supreme.

In a year of shocking statistics, single family homes have managed to break yet another record. Sellers who have been waiting on the sidelines to see what happens should consider a sale while the demand is still hot.
