    A Good Time to Buy

    The Chinese philosopher Lao Tzu said that the best time to plant a tree was 20 years ago; the second best time is now. The same goes for buying a home.

    If we compare quarterly numbers from the last three years, the median sales price (MSP) of a single family home is up 12.1%; the MSP of a condo is up 22.54%. If, on the other hand, we look at the MSP this month as compared to 12 months ago, the MSP of a single family home is down 3.25%, and that of condos is down 16.5%. In other words, now is the second best time to buy. The quarterly trend in MSP shows the appreciation we have come to expect from the Bay Area and Marin in particular. The dip over the last year beckons buyers.

    Inventory

    Both single family homes and condos have had fairly consistent inventory for the last 2 years. The number of available single family homes has only increased by 3.5%, and the number of available condos has decreased by 9.17%. While there are seasonal ups and downs, the Marin market is remarkably stable.

    As far as new listings and pending sales go, single family homes remain practically unchanged since the first quarter (Q1) of 2016. Condos tell a different story: new listings are down 16.86% and pending sales are down 11.85%. Perhaps this accounts for the month to month dance in pricing of which Marin condos seem to be so fond.
