The Truth About Statistics

Mark Twain is famously credited with saying, “There are liars, damn liars, and then there are statistics.” Statistics tell the truth in a world of conjecture. In this publication, we examine annual sales numbers, historical data, and current listing and sales information in hopes of better understanding a complicated marketplace.

Let’s Look at the Numbers

Since 2013, the median sales price (MSP) of single family homes has increased by 59.52%. The MSP of condos has shot up 72.66%. In examining the year over year analysis, we can see some variation in appreciation from year to year. In 2017, appreciation really zoomed (up 15.5%). If you’ve been thinking of selling, now might be a good time to take advantage of last year’s gains.

Another reason you might consider selling is the continued lack of inventory. In 2017, pending sales of condos and single family homes exceeded the number of new listings. In fact, in the last quarter of the year, the percentage of pending sales to new listings of single family homes averaged 169%. This is equivalent to selling out the total inventory.
